  • Maui's main airport
  • Medical services
  • Shopping
  • Restaurants
  • North Shore communities

You're obviously not walking downstairs to a Wailea restaurant.

Some retirees prefer Kula's cooler temperatures, quiet surroundings and slower pace over resort living.

Remote Workers

If you don't need to commute to an office every day, living farther from the resort and commercial centers can become much easier.

Upcountry Maui has a strong agricultural tradition, and many buyers are specifically attracted to the climate and ability to grow things that may be more difficult at sea level.

Kula isn't automatically the best place to live on Maui.

If your ideal day starts with walking across the street to the beach, Kula probably isn't your first choice.

If you want restaurants, bars and shopping within a few blocks, probably not.

If you want the energy and amenities of a resort community, Wailea, Kaanapali or Kapalua may fit you better.

What Should Buyers Know Before Buying a Home in Kula?

Upcountry property deserves different due diligence than a resort condo.

Depending on the individual property, buyers should investigate things like:

  • Water source and service
  • Septic or wastewater systems
  • Zoning
  • Permitting
  • Road access
  • Elevation
  • Weather patterns
  • Drainage
  • Landscaping requirements
  • Agricultural uses or restrictions
  • Insurance
  • Fire exposure
  • HOA requirements, when applicable
  • Internet and utility availability

Not every issue applies to every Kula property.

That's precisely the point.

Two houses located relatively close to each other can have very different considerations.

That's where working with someone who understands Maui's individual micro-markets becomes valuable.


Is Kula a Good Place to Live?

Kula can be an excellent place to live for buyers who want cooler weather, privacy, larger properties, panoramic views and a quieter Maui lifestyle. The right choice depends primarily on how you want to live rather than which Maui community is considered "best."

Don't buy Kula because someone tells you it's amazing.
